Welcome to North Ridge Escapes. These Terms of Service ("Terms") govern your use of the North Ridge Escapes website and any reservation, booking, payment, or other service made available through the website.

By accessing our website, submitting a reservation, making a payment, or staying at one of our properties, you agree to these Terms.

"North Ridge Escapes," "we," "us," and "our" refer to North Ridge Escapes and, where applicable, the owner or operator of the property you reserve. "Guest," "you," and "your" refer to the individual making a reservation and all members of that individual's party.

1. Eligibility to Book

You must be at least 18 years old and legally capable of entering into a binding agreement to use our website or make a reservation.

We may establish a higher minimum booking age for certain properties. Any property-specific minimum age requirement disclosed during the booking process will apply to that reservation.

The person making the reservation is responsible for:

Providing accurate booking information
Making all required payments
Complying with these Terms
Ensuring that all guests and visitors comply with these Terms and applicable property rules

The individual making the reservation must have authority to act on behalf of all guests included in the reservation.

2. Reservations

A reservation is not confirmed until North Ridge Escapes has accepted the reservation and any required deposit or payment has been successfully processed.

Reservation availability, rates, minimum-stay requirements, occupancy limits, fees, taxes, and other conditions may vary by property and date.

We reserve the right to decline or cancel a booking when reasonably necessary because of:

Incorrect pricing or availability information
Suspected fraud
Payment failure
Violation of booking requirements
Safety or property concerns
Events making the property unavailable
Errors in our reservation system
Other circumstances that make fulfillment of the reservation impractical or unlawful

If we cancel a confirmed reservation for reasons unrelated to a Guest's violation of these Terms, our responsibility will generally be limited to refunding amounts paid for the affected reservation, except where otherwise required by law.

3. Pricing, Fees, and Taxes

The total cost of your reservation may include:

Nightly rental charges
Cleaning fees
Service or administrative fees
Pet fees, where applicable
Additional guest fees
Applicable lodging, sales, occupancy, or other taxes
Optional services or amenities selected during booking
Other charges clearly disclosed before booking

You agree to pay the total amount displayed and accepted during the reservation process.

Rates and availability may change until a reservation has been confirmed.

4. Payment

Payment requirements will be shown during the booking process.

Depending on the reservation, we may require:

Full payment at booking
A deposit at booking with the remaining balance due later
A valid payment method to remain on file until completion of the stay

By providing a payment method, you authorize North Ridge Escapes and its payment processors to charge amounts properly due under your reservation, including authorized additional charges arising from your stay.

If a scheduled payment cannot be processed, we may contact you to obtain an updated payment method. Failure to make required payments may result in cancellation of the reservation.

5. Cancellation and Refunds

Cancellation and refund policies may vary based on the property, rate, dates, length of stay, or type of reservation.

The cancellation policy presented to you before booking becomes part of your reservation agreement.

Unless otherwise stated in the applicable cancellation policy:

Guests are responsible for cancelling within the required timeframe
Refunds are calculated according to the cancellation terms accepted at booking
Failure to arrive does not automatically entitle a Guest to a refund
Early departures do not automatically qualify for refunds
Weather, travel delays, illness, transportation issues, or changes in personal plans do not automatically override the applicable cancellation policy

We encourage Guests to consider travel insurance for circumstances that may affect their ability to travel.

Nothing in this section limits any refund rights required by applicable law.

6. Check-In and Check-Out

Check-in and check-out times will be provided with your reservation or pre-arrival instructions.

Guests may not enter the property before the authorized check-in time unless early access has been specifically approved.

Guests must vacate the property by the stated check-out time unless a later departure has been approved.

Unauthorized early arrivals or late departures may result in additional charges when they interfere with cleaning, maintenance, subsequent reservations, or property operations.

7. Occupancy and Visitors

The number of overnight guests may not exceed the maximum occupancy stated for the property.

Only individuals included in the reservation or otherwise approved by North Ridge Escapes may stay overnight at the property.

Parties, receptions, commercial gatherings, large events, or other gatherings exceeding the property's normal residential use are prohibited unless specifically approved in writing.

Guests are responsible for the conduct of all occupants and visitors.

Unauthorized guests, excessive occupancy, or unauthorized events may result in additional charges or termination of the stay without refund.

8. Property Rules

Each property may have additional rules regarding matters such as:

Parking
Noise
Pets
Smoking
Fireplaces or fire pits
Hot tubs, pools, or recreational amenities
Trash and recycling
Outdoor spaces
Furniture
Restricted areas
Children
Security systems
Property access
Neighborhood or community requirements

Property-specific rules provided before or during your stay are incorporated into these Terms.

Guests agree to use the property respectfully and in a manner consistent with residential use.

9. Quiet Enjoyment and Neighborhood Conduct

Many North Ridge Escapes properties are located in residential areas.

Guests must respect neighboring residents and comply with applicable noise ordinances, parking regulations, homeowners association requirements, community rules, and local laws.

Excessive noise, disruptive behavior, unauthorized events, harassment of neighbors, or other unreasonable conduct may result in termination of the stay.

10. Smoking

Unless a property is specifically designated otherwise, smoking and vaping are prohibited inside North Ridge Escapes properties.

This includes tobacco, marijuana, vaping products, and similar substances.

Smoking may also be restricted in certain outdoor areas.

Guests may be charged for cleaning, deodorization, remediation, property damage, or lost rental income resulting from violations of the smoking policy.

11. Pets and Animals

Pets are permitted only at properties specifically identified as pet-friendly and only in accordance with applicable pet policies.

Guests must disclose pets when required during booking and pay applicable pet fees.

Guests are responsible for damage, excessive cleaning, waste removal, or other costs caused by their animals.

Nothing in these Terms is intended to restrict rights relating to service animals provided under applicable law.

12. Damage and Additional Charges

Guests are responsible for damage caused by themselves, members of their party, visitors, or animals during their reservation, excluding ordinary wear and tear.

Guests may be responsible for reasonable costs associated with:

Property damage
Missing or damaged furnishings
Excessive cleaning
Stains or contamination
Unauthorized smoking
Unauthorized pets
Lost keys or access devices
Damage to locks or security equipment
Excessive trash
Unauthorized events
Late check-out
Violation of property rules
Costs resulting from negligent or intentional conduct

Where permitted, you authorize us to charge the payment method associated with your reservation for documented amounts properly due.

We will make reasonable efforts to notify you regarding substantial post-stay charges.

13. Security Deposits

Some reservations may require a refundable security deposit or damage authorization.

Any applicable security deposit terms will be disclosed before booking.

Deductions may be made for amounts properly owed under these Terms or the property's rental agreement.

14. Property Condition

Guests should notify North Ridge Escapes promptly after arrival if they discover significant damage, missing items, cleanliness concerns, or maintenance problems.

Failure to report pre-existing damage may make it more difficult to determine responsibility for damage discovered after checkout.

We will make reasonable efforts to address maintenance issues during a stay, but temporary interruptions involving utilities, internet service, appliances, HVAC systems, recreational amenities, or similar services do not automatically entitle a Guest to a full or partial refund.

15. Amenities

Descriptions, photographs, floor plans, maps, and amenity information are provided to help Guests evaluate our properties.

We make reasonable efforts to keep this information accurate. However, furnishings, décor, landscaping, appliances, views, amenities, and other property features may change over time.

Certain amenities may occasionally be unavailable because of maintenance, weather, safety concerns, utility outages, equipment failure, or circumstances outside our control.

16. Internet and Technology

Wi-Fi or internet access may be provided as a convenience but is not guaranteed to be uninterrupted or suitable for any particular purpose.

North Ridge Escapes is not responsible for interruptions, speed limitations, compatibility problems, or service failures caused by internet providers, utility providers, equipment failures, or events outside our reasonable control.

Guests are responsible for their own online activity and may not use property internet services for unlawful purposes.

17. Electronic Locks and Smart-Home Technology

Properties may use electronic locks, smart thermostats, noise-monitoring devices, exterior cameras, Wi-Fi equipment, or other smart-home technology.

These systems may be used to:

Provide property access
Manage energy usage
Protect the property
Detect maintenance problems
Monitor excessive noise levels
Support guest safety and property operations

Any surveillance devices used by North Ridge Escapes will be located and disclosed in accordance with applicable law.

North Ridge Escapes does not place cameras in bedrooms, bathrooms, or other private interior areas where Guests would reasonably expect privacy.

18. Pools, Hot Tubs, Fire Features, and Recreational Amenities

Some properties may include features such as:

Hot tubs
Swimming pools
Fire pits
Fireplaces
Grills
Decks
Balconies
Stairs
Hiking areas
Water features
Recreational equipment

Guests use these amenities at their own risk and are responsible for supervising children and other individuals requiring assistance.

Guests must follow all posted safety instructions and property-specific rules.

Do not use recreational amenities while impaired by alcohol, medication, drugs, or any condition that makes their use unsafe.

19. Assumption of Risk

Short-term rental properties may include natural terrain, stairs, decks, outdoor spaces, bodies of water, wildlife, fireplaces, recreational amenities, and other conditions inherent in residential and mountain or outdoor environments.

Guests are responsible for exercising reasonable care and judgment during their stay.

To the fullest extent permitted by law, Guests assume the ordinary risks associated with their use of the property and its amenities.

This provision does not waive rights or responsibilities that cannot legally be waived.

20. Children

Children must be appropriately supervised at all times.

North Ridge Escapes properties are private residences and should not be assumed to be childproof.

Parents, guardians, and responsible adults should inspect the property upon arrival and take appropriate precautions concerning stairs, balconies, fireplaces, pools, hot tubs, furniture, doors, outdoor areas, and other potential hazards.

21. Lost or Forgotten Property

Guests are responsible for personal belongings brought to the property.

If we locate an item after checkout, we may make reasonable efforts to return it upon request.

Guests may be responsible for shipping, handling, or administrative costs associated with returning lost items.

We cannot guarantee that forgotten items will be located or retained indefinitely.

22. Illegal and Prohibited Activity

Guests may not use the property for unlawful purposes or engage in conduct that creates an unreasonable risk to people, property, or the surrounding community.

Prohibited activities include, without limitation:

Illegal drug activity
Violence or threats
Intentional property damage
Unauthorized commercial activity
Illegal weapons activity
Human trafficking or exploitation
Fraud
Conduct creating a serious safety hazard

We may terminate a stay and contact appropriate authorities when reasonably necessary to protect Guests, property owners, neighbors, employees, contractors, or the public.

23. Removal From Property

North Ridge Escapes may terminate a reservation when a Guest materially violates these Terms, property rules, applicable law, or reasonable safety requirements.

Serious violations may result in removal from the property without a refund for unused nights, to the extent permitted by law.

Guests remain responsible for charges, damages, and obligations incurred before termination.

24. Events Beyond Our Control

North Ridge Escapes is not responsible for delays, interruptions, cancellations, or inability to provide a property caused by events reasonably outside our control, including:

Severe weather
Natural disasters
Fire
Flooding
Utility outages
Government actions
Road closures
Public emergencies
Acts of terrorism or civil unrest
Labor disputes
Property damage occurring immediately before a reservation
Other events that make occupancy unsafe, unlawful, or impractical

When such circumstances occur, we will make reasonable efforts to communicate with affected Guests and determine an appropriate response based on the circumstances and applicable law.

25. Chargebacks and Payment Disputes

If you believe a charge associated with your reservation is incorrect, please contact North Ridge Escapes promptly so we have an opportunity to review the issue.

Initiating a payment chargeback does not eliminate amounts legitimately due under your reservation.

We may provide reservation records, communications, acceptance of these Terms, access records, photographs, invoices, and other relevant information to payment processors or financial institutions when responding to a disputed charge.

26. Third-Party Services

Our website or properties may use or link to third-party services, including:

Payment processors
Mapping services
Reservation technology
Property-management software
Email or messaging providers
Internet providers
Local service providers
External websites

North Ridge Escapes does not control the availability, security, privacy practices, or performance of independent third-party services.

Your use of third-party services may also be governed by their own terms and privacy policies.

27. Website Use

The North Ridge Escapes website is provided for lawful purposes relating to our properties and services.

You may not:

Attempt unauthorized access to the website or associated systems
Introduce malicious software
Interfere with website functionality
Scrape or automatically collect website content without permission
Use the website for fraudulent purposes
Impersonate another person
Attempt to manipulate reservations, pricing, or availability

We may suspend access to the website when reasonably necessary to protect our systems or users.

28. Intellectual Property

The North Ridge Escapes name, branding, website design, text, photographs, graphics, logos, videos, and other website content are owned by or licensed to North Ridge Escapes unless otherwise stated.

You may use the website for personal, non-commercial purposes related to evaluating or booking our properties.

You may not reproduce, republish, distribute, modify, sell, or commercially exploit our website content without permission from the applicable rights holder.

29. Website Accuracy

We make reasonable efforts to provide accurate website information but do not warrant that all website content will always be complete, current, or error-free.

If a material error involving pricing, availability, property information, or a reservation is discovered, we reserve the right to correct the error.

30. Limitation of Liability

To the fullest extent permitted by applicable law, North Ridge Escapes will not be liable for indirect, incidental, special, consequential, or punitive damages arising from your use of the website, a reservation, or a stay.

To the extent permitted by law, North Ridge Escapes' aggregate liability arising from a particular reservation will not exceed the amount paid to North Ridge Escapes for that reservation.

These limitations do not apply where liability cannot legally be excluded or limited.

31. Indemnification

To the extent permitted by law, you agree to indemnify and hold harmless North Ridge Escapes, applicable property owners, and their officers, employees, contractors, and representatives from claims, losses, damages, liabilities, and reasonable expenses resulting from:

Your material violation of these Terms
Damage caused by you or members of your party
Unlawful conduct occurring during your reservation
Claims arising from the actions of your guests or visitors

This provision does not require you to indemnify any party for conduct for which indemnification may not legally be required.

32. Privacy

Your use of the website and our handling of personal information are also governed by the North Ridge Escapes Privacy Policy.

The Privacy Policy is incorporated into these Terms by reference.

33. Governing Law

These Terms and reservations made with North Ridge Escapes will be governed by the laws of the State of Tennessee, without regard to conflict-of-law principles, except where applicable law requires otherwise.

34. Disputes

We encourage Guests to contact North Ridge Escapes first if a disagreement arises so that we have an opportunity to resolve the matter directly.

Unless otherwise required by applicable law, any legal action relating to these Terms or a reservation shall be brought in a court of competent jurisdiction serving Hamilton County, Tennessee.

Each party retains any rights that cannot lawfully be waived or restricted.

35. Severability

If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will continue in full force and effect to the fullest extent permitted by law.

36. No Waiver

Failure by North Ridge Escapes to enforce a provision of these Terms on one occasion does not waive our right to enforce that provision in the future.

37. Entire Agreement

These Terms, together with:

The applicable reservation details
Cancellation policy
Property-specific rules
Any rental agreement
Our Privacy Policy

constitute the agreement governing your use of our website and reservation.

If property-specific terms conflict with these general Terms, the more specific terms presented and accepted for that reservation will generally control.

38. Changes to These Terms

We may update these Terms periodically.

Changes will apply prospectively and will be identified by an updated Effective Date.

The terms presented and accepted at the time of a confirmed reservation will generally govern that reservation unless a change is required by law or agreed to by the parties.
